Objective: The rapid advancement of digital transformation and innovation in the real estate industry, particularly within the PropTech ecosystem, has highlighted the need to identify and prioritize key research agendas that can guide future scholarly inquiry. This study aims to extract, screen, and rank critical PropTech research agendas using quantitative approaches and expert-based evaluations to provide a structured roadmap for future research in this domain.
Methodology: To achieve this objective, a comprehensive search was conducted across major academic databases using keywords such as PropTech, FinTech, smart technologies, and Industry 4.0 technologies in the housing sector. The purpose of this search was to identify studies related to digital transformation, innovation, and the adoption of emerging technologies in real estate markets. Following the collection of relevant publications, a screening process was undertaken to exclude studies with weak content, insufficient evidence, or limited relevance to the research scope. The remaining articles were subsequently assessed using the Critical Appraisal Skills Programme (CASP) framework to ensure methodological rigor and scientific validity. The analysis of the selected high-quality studies resulted in the identification of 25 research agendas representing key and emerging themes within the PropTech field. To screen and select the most significant research agendas, the Fuzzy Delphi Method (FDM) was employed. Through this process, 16 agendas were eliminated, while 9 agendas with fuzzy scores exceeding 0.70 were retained for further evaluation.
Findings: The selected research agendas included digital transformation and the enhancement of property management and operational processes; integration of artificial intelligence into asset management; blockchain applications; sustainable development and green technologies; regulatory and legal barriers; human-centered intelligent models; Internet of Things (IoT) applications in smart buildings; digital risk and data security analysis; and future PropTech trends with a focus on Real Estate 5.0. For the final prioritization of these agendas, the MARCOS (Measurement Alternatives and Ranking according to Compromise Solution) method was applied. Expert evaluations were collected using a ten-point scale based on three key criteria: technological significance, stakeholder value, and implementation complexity. The collected data were aggregated through arithmetic averaging and normalized. Subsequently, a weighted normalized matrix was constructed by incorporating the respective criterion weights. The ideal and anti-ideal utility values of each research agenda were calculated, enabling the determination of overall performance scores and final rankings.
Conclusion: The findings revealed that the highest-priority research agendas are: (1) sustainable development and green technologies in real estate projects, (2) blockchain applications for transaction transparency and property ownership registration, and (3) IoT implementation in smart buildings. These themes represent the most promising directions for future PropTech research. Based on these results, practical recommendations include prioritizing the development of sustainable and green technologies in real estate projects, leveraging blockchain to enhance transaction transparency and data security, and utilizing IoT technologies to improve building intelligence and operational efficiency. Furthermore, enhancing management and operational processes through artificial intelligence and designing human-centered intelligent asset management models emerged as other critical research priorities. The results provide an evidence-based and scientifically grounded framework for directing future PropTech research while offering practical implications for technological advancement, process optimization, and productivity enhancement within the real estate sector. This study can serve as a foundation for future academic investigations and policy-making initiatives aimed at accelerating the digital transformation of the real estate industry.
